Am I required to use a model lease?
For an unfurnished or furnished home rented as a primary residence, the contract must follow the model contract set by decree and include certain mandatory notices (identity of the parties, description of the property, rent amount, term...).
What security deposit can I request?
One month's rent excluding charges maximum for an unfurnished lease, two months for a furnished lease. A mobility lease allows no security deposit at all (loi ÉLAN art. 107-2).
Is the generated lease directly usable?
The generated document includes the mandatory legal notices for the chosen lease type and your special clauses. It's still recommended to have it reviewed by a professional for an atypical situation.
